Subject:   IMPORTANT UPDATE ON CLOW DEVELOPMENT & Summer
Neighborhood Update

Recently, I met with Paul Spain and Kosse Maykus (Terra
Management developers) to review and discuss their plans
for the ranch property that is adjacent to our
neighborhood. Attached is the layout of the proposed
development. Please take a few minutes to review this as
it significantly impacts Coventry Manor. This will take
some time to summarize as it impacts us all:

•   There is roughly 100 total acres total as Terra
Management acquired additional acres from TollBrothers off
the Peytonville side.
•   There are 185 total homes being proposed. 14 sites are
allotted for “estate” homes on ½ to 1 acre with price range
of $3-4.5 million. The other will be more “garden homes”
on 10,000 square feet of less (less than ¼ acre), ranging
from $800,000 on up.
•   They term this development a “Horizontal Ritz Carlton” in
that homeowners in their neighborhood will have access to
spa, workout facilities, offices, clubhouse, et. al Their
monthly HOA dues will be $500-700.
•   The development will be a “Closed-access” residential
neighborhood. Meaning, they won’t physically place a gate
at the entrance, BUT there will be a guard. If you don’t
reside or haven’t been invited, you won’t be allowed to
enter. A rod-iron gate also will surround the entire
development.
•   The developers have proposed 30% of the property to have
common areas/green belts. They will have jogging trails
throughout for their residential use.
•   They are proposing a Master Thoroughfare that will back
up directly to the Turnberry homes.
•   Additionally, they are proposing a round-about at the
intersection of Highland/Shady Oaks, that would eliminate
the majority of our common area entrance. (No more trees)
•   Their residents would only have one way in and one way
out of their neighborhood and that would be through the
round-about at OUR entrance.

The developers will submit these plans to Planning and
Zoning on July 16th.
After that, they will have roughly another 30 days before
it goes to SPIN (and ultimately) a vote for approval:


WE CAN NOT ACCEPT AS IT IS PROPOSED, for the following
reasons:

1.   We do not want to accept ¼ acre lots in the city of
Southlake and have 185 homes jammed directly behind our
neighborhood.
2.   A master road behind our neighborhood violates a city
ordinance of having roadways in front of and behind a
residential dwelling. Obviously, the traffic, lighting,
and noise devalues homes and that means it will lower our
overall neighborhood price per square foot.
3.   This proposal would generate 185 additional families
being funneled out through our entrance. Our neighborhood
traffic will not decrease due to this master thoroughfare
and now we will have additional traffic trying to exit our
entrance.
4.   Schools will have to rezoned. DES/DIS can not
accommodate this addition and all other schools are already
operating at maximum capacity.

Some thoughts on why some will like this proposal:
-   Very upscale development, brings recognition to our city.
(We’re for a nice development, just want less homes on
larger lots)
-   Tax dollars
-    Access. Master road will cut from Peytonville to Shady
Oaks now. This is in the Southlake 2025 Master Plan. It
was designated to eliminate the traffic flow through our
neighborhood. The way it is proposed, our traffic will not
change because of this.
-   
ACTIONS NEEDED:
1.   WE need your input. Tell us what you think, possible
solutions, things we’re not thinking of.
2.   WE need to oppose as presently submitted. With
opposition, city council would then require a super
majority vote, needing 6 out of 7 votes to approve.
3.   Contact your friends, city council, planning and zoning,
surrounding neighborhoods and tell them to voice their
opinion against the currently proposed development plan.
4.   Please sign up now to receive email alerts on

communicating with you.
5.   WE will be scheduling an entire Coventry Manor
neighborhood meeting. Terra plans to pitch to us what they
are proposing, and we are targeting this meeting for the
first week of July in order to communicate our concerns
with hopes to come to terms we can live with as a
neighborhood and community. WE strongly encourage that you
attend. Again, please sign up for email alerts and we’ll
have signs posted at the entrances.

In conclusion, the next 45 days are imperative to
preserving our neighborhood and community. We need to act
collectively and need to do it NOW.

Other neighborhood updates:

•   We need your assistance and involvement with our board
committees. Recently, we terminated our management company
as we felt they were not performing to expectations and
providing results. Specifically, we need a treasurer and
also someone to manage landscaping/common maintenance.
Each chairperson position would require a few hours
week/month. I want to especially thank Paige Johnson, who
has handled the constant upkeep of our common areas and the
numerous issues we have endured with our outdated
equipment. Her family is relocating, so we need to fill
this important role ASAP.

If we can not locate volunteers to assist and step-up and
mange these positions, we will ALL be forced to a special
assessment in 2007to obtain a new management company.
Further, mandatory annual HOA dues for 2008 and beyond will
be increased to maintain such a company.

•   If you are moving, please have your realtor contact me
for resell papers.

•   With the increased rain this year, we all need to respect
the beauty of our neighborhood and secure the high
standards and values of our properties. Please see that
all walk ways are cleared and edged, tree canopies near
walkways are kept to a minimum of 7 foot threshold, dead
trees removed, bushes/hedges are groomed and the sprouting
of the many weeds are pulled. Thanks for your assistance.

•   Our neighborhood has recently experienced significant
vehicular vandalism. Most have occurred to parked cars on
the street. Per our covenants and for all our safety,
please see that all vehicles are parked in your garages,
driveways or carports. Also, we would ask that you email
us through the website so we can keep in communication with
local law officials and send special alerts if necessary.

•   If you are new to the neighborhood, please contact Laura
