Update on Clow Ranch

Update on Clow Ranch:
Last night, about 30 Coventry residents met at Town Hall to
hear about the proposed development for Clow Ranch.
Previously, it had been communicated to our residents our
concerns with the previously proposed development
(“Toscana”). Main issues: Loss of Shady Oaks entry, high
density, and close proximity of a master thorough fare
road. It appears the Developers listened to our concerns
and have introduced a new proposed development.
The new development, now named “Shady Oaks, will feature:
136 homes on ½ to ¾ acre lots (versus 185 originally on ¼
to ½ acre)
Average selling price expected to be $1.3 million, minimum
4,000 square feet (before patio type homes were proposed in
addition to estate homes)
8-10 customer builders – no uniformity on look
Expected roll-out of 30 homes a year, first homes available
in 2009.
Master thorough fare to be “their” main entrance and will
be entering at middle of DES/DIS school – goes thru to
Peytonville.
Natural stone fence wall surrounding majority of their
community (it will not be closed access or gated)
Tree preservation as much of possible, with the jogging
trail around master through fare and NW quadrant of their
complex.
With these proposed changes, our main concerns have been
addresses or eliminated (entry, road, future value of our
homes). I think we benefit as a whole with this new
proposed development. When the development is submitted to
P&Z and City Council, they will review final plans and will
drill down to specific issues of traffic, drainage,
landscaping, fencing and many other particulars.
The developers will have a SPIN meeting on July 9th. I
would encourage your attendance as this new proposed
development is more in harmony with our neighborhood
desires.
